Please use the form below to request ACC attention to a neighborhood concern or covenant violation.
ACC Violations
All Architectural Control Committee violations are currently notified by certified mail to the homeowner and are provided a detailed description and timeline to remediate the concern(s).
Occasionally fines need to be assessed against homeowners for situations where no action or not enough action has been taken to remediate any covenant violations where the homeowner has been previously notified in writing from the Architectural Control Committee. Fines are listed as follows and are due to the HOA within 30 days of receiving said notice. Any fines not paid within 30 days are subject to additional fees and will be added to the annual dues in the following year.
Repeat offenses or failure to comply fines
Trailer parked outside of approved days $100/month until relocated
Yard Mowing/Maintenance/Tree Trimming $100/month until remediated
Fencing/Shed out of compliance $100/month until remediated
Trash Containers/Storage/Signs out of compliance $50/month until remediated
Noxious, Dangerous, or Offensive Activity $100/violation
Unapproved Changes to Property $250/one time fee

Chadsworth Architectural Control Committee Standard
The Architectural Control Committee (ACC) works to insure a consistent look to the homes in our neighborhood. In doing so, we seek to maintain our property values and hold up the aesthetics of our neighborhood that likely was a contributing factor to your decision to purchase your home here.
There are several standards maintained for our neighborhood currently. Any changes to these areas require the approval of the ACC before project work would begin. Please complete an ACC Form, located below, for any outside projects you wish to undertake. Approvals may take up to 14 days to complete as we may have additional questions for you based on the documentation provided.
Roofing - Roofs are to be covered in Architectural Shingles in one of the color Weathered Wood, Driftwood, Colonial Slate, or Estate Grey. These colors are available from most major shingle manufacturers.
Siding - Siding should consist of wood plank, engineered wood, wood fiberboard (LP Smart Side), fiber cement board (James Hardie), or brick. Vinyl Siding is not an approved material for Chadsworth neighborhood.
Exterior Paint Colors - generally paint should be earth tone shades (browns, greens, blues, greys, etc.) and include coordinating trim colors for eave, door and window trim. Accentuating colors may be applied to the front door. Garage doors should be painted the same as the siding or trim color.
Decks – New or replacement decks require an architectural drawing or other visual aid for review and must be of reasonable size and shape to the existing home.
Sheds – Backyard sheds should be wooden, gabled roofed, and consist of the same roof material and paint colors as your residence. Sheds should no bigger than 150 Sq. Ft. in area.
Note: You are responsible for exact placement so as not to disrupt city right of way or utilities access. See City Code for more information.
Trees – Removal of any tree larger than a 3 inch diameter measured at 2 feet above ground requires the approval of the ACC.
Fences – see Covenant Section 4.23 for specific details.
