What can be found on the Chadsworth Website?
The website will be used to keep all of the homeowners updated on what is happening in our community. Covenants, ACC forms and contact info, board contact info, minutes, newsletters, upcoming events, projects and other information can all be found on this website.
What are the dues (assessments) for the HOA?
Chadsworth dues are $205.00 per year. Invoices are sent by February 1st and are due in 30 days. These dues are used to keep the common areas maintained. That involves but not limited to mowing. watering, removing dead trees, planting new trees and general maintenance such as lighting at the entrances.
Is there a specific trash services that should be used?
Air Capital Trash Service has a rate of $25.00 per month for trash service and recycle in the Chadsworth community. An option of $19.00 per month for trash service only is also available. If we do not maintain at 50% of the homeowners, the rate will increase.
Is there a welcome committee?
Our welcome committee will be sure that all of our new homeowners feel welcome and are given information about our community.
Why are there no fountains on the large lake?
The original fountains were payed for and placed in the lakes by homeowners. The board did not maintain them. All of the fountains were removed because they were not working properly. The fountain on the east lake was recently fixed by homeowners and placed back in the lake. The HOA currently does not own nor maintain any fountains on either lake or the canal..
When are newsletters sent out?
Newsletters will be sent out quarterly: January, April, July, and Oct. They will be sent to an email address and posted on this website. They are not mailed, unless specifically requested.
When are elections held for the board?
According to our covenants, elections will be held every two years.. The next election will be in October 2024.
Is there a Facebook page?
The Facebook page is Chadsworth Connected and any homeowner can request to be a member.
What is the Nextdoor App?
Nextdoor is great for communities to post things for sale, look for a contractor, ask advice about restaurants, post lost animals or other things, etc. This site is not maintained nor monitored by the HOA.
Is there a lost and found?
Many homeowners use the Nextdoor site and our Facebook page to find lost items, animals, etc.
Is there a grounds keeper and what does that cover?
The HOA hires a contractor to keep the common areas mowed and weed-eated. They do pick up trash one day a week, when they are mowing.
How do we communicate with the HOA board?
Please contact the board using [email protected]. If you want to contact an individual board member, their emails on listed under contact info.
Where can the finances be found? Who has access to those finances?
Financial paperwork is handed out at each meeting with bills paid, income, and an AR report. Any homeowner that wants a copy of ANY financial paperwork can email the Board at [email protected] and ask for it any time. This financial information belongs to us all, every homeowner. Since this an open website, no financial information is posted.
